We worked with a lovely family from Sydney over a period of several months, with a budget of $5 million. They were looking for their forever home with a particular criterion. Unbeknown to me the buyers drove past 105 Outlook Crescent the week before, thinking that the Shaun Lockyer designed home would be perfect. We called the following week to say that I had found the perfect home, it was within their budget and did meet their criteria; however, it was not the Queenslander style that they were originally looking for. We arranged an inspection and negotiated a fair deal that both buyer and seller were happy with all on the same day. Once the contract was signed, they shared with me the story and could not believe that fate had stepped in.

Apartment #2112 had been lingering on the market with a previous agent during one of the quieter quarters in Brisbane’s property history. Once engaged with this client, we developed a new and different strategy, including high-end photography and videography.
Success resulted in multiple offers and the ultimate achievement of a premium result, with an uplift in value of 9% within 2 years of project completion.

“The Ultimate Negotiator”
21 Forest Road was one of those unique acreage properties specifically suited to just a small pool of buyers and had been marketed without a successful result by three different agencies.
With the property over-exposed and tired, we introduced a reenergized campaign with a new pricing strategy, styling, and vastly improved photography. We effectively caught the attention of buyers who had not previously viewed the property and received price feedback consistently higher ($50,000 -70,000) than before. Within 8 days of the market launch, 3 different buyers had made substantial offers, and Steve was able to negotiate the eventual buyers through several increases up to $38,000 over their initial offer. This allowed the sellers to not only move on with their beach house dream, but to also realise a substantial profit well beyond their additional investment in marketing, styling, and commission!

A buyer walked into our office one day with a particular request. They wanted a 5 bedroom home with a pool in a particular boutique estate next to the golf course.
There were approximately 50 properties in this estate, nothing was currently on the market, and there had been no homes listed for sale in this area for 2 years. Only one thing to do! Spend the afternoon door-knocking the neighbourhood to find a potential seller. Some hours, and many pleasant conversations later, it seemed that no one was ever planning to leave this little golfer’s paradise. Until…finally we knocked on the right door. The current owners agreed that at the right price, of course, they were motivated to sell. We brought the buyers through to view the property, cupid struck, and we began negotiations. Two weeks later, an agreement was reached at $1,700,000. Certainly a premium price for the estate, and well worth a few hours of pounding the pavement to guarantee a great result for all parties involved.

“The Perfect Storm”
Homeowners Paul and Karen were home for a short visit after accepting a new position in Japan. Leaving behind their adult children in the family home.
It became apparent during their visit home it was time to think about selling. A whirlwind of activity preparing the home for sale in less than a week, touch up paint through-out, and new carpet to the stairway and the upstairs was installed, and the pool made compliant. We styled the home using their existing furniture. Needing a quick result, we decided on a 3-week auction campaign. With just 2 registered bidders we sold under the hammer to the pre-auction buyer for well over their initial offer. This enabled Karen and Paul to move on, and buyers Michael and Charlotte found their forever home.

The buyer pool for acreage properties with equestrian facilities is always limited, with great photography, a committed agent, and a succinct pricing strategy. The property attracted 3 offers; price feedback was consistently at $1,100,000. Steve took the best buyer that was emotionally attached to the property and negotiated them from their initial offer of $1,050,000 to a sales price of $1,211,000 over a 2-week period. Once Fogg’s road was under contract, we introduced Jo and Simon to a beautiful, easy-care home that was perfect for them. The buyers are still thrilled with their purchase, and Jo and Simon are enjoying their downsized lifestyle.
